Today there are 604 single family homes listed in the Helena MLS. 516 homes have sold year to date compared to 579 sold same date last year. The housing market is very active although the average days for sale are 97 compared to 58 for this time last year. There are 995 residential lots currently available, a good time to purchase a building lot.Pricing your home to sell is a very important decision for home owners. Listening and considering your Realtor’s analysis of your situation within the market will bring the quickest results. Motivation, condition, and price are the important ingredients in the selling process.

 

Upper East, South Central, and Upper West areas have continued to be high interest areas for home buyers. Montana City and Clancy remain very active with short supply of homes available with an average home sales price of $299,379.

 There is a very high interest for home buyers to buy in centrally located properties first, then they move outside the city for there next choice of home area. I find many buyers willing to let there Realtor keep them in touch of homes that come available in their first choice area and are willing to wait for that to happen.
